Villa rentals are the most popular holiday options in Spain. What many tourists may not know is that villa or property owners find themselves flooded with requests for accommodation during July-September, even at high-season rates.
So what's the secret to becoming the ideal repeat guest?
Wastage: In villa rental agreements, the utilities are usually paid for by the property owner. If you want to impress your landlord, make sure you use electricity and water carefully and don't run up huge bills. Telephone and Internet bills, gas bills etc can take up a huge chunk of the owner's outlay, so make sure that you don't waste these. Turn off the air-con when you're not indoors.
Be thoughtful: If you have villas next-door or have other properties adjacent, make sure that you don't disturb them or create problems for them. If you do have teens and youngsters in the group, a polite call or note to your neighbors apologizing for the disturbance can make all the difference. Treat the staff well and it's not just about doling out massive tips at the end of the holiday. Staff are generally the eyes and ears of property owners and they can provide information about your behavior. If the staff has gone the extra mile to make your stay comfortable, a thoughtful note or good comments in the guest-book can make you a memorable guest.
Home-Style: Apart from large franchisees and conglomerates, many villa rentals in Spain are real homes that have been put on the rental circuit. Owners are usually very proud of them and take a good deal of trouble to make the villa comfortable and provide every comfort and convenience. A word of praise acknowledging this can go a long way in making you stand out from the crowd. Similarly, treat the place like you would your own home. Keep it safe from break-ins or burglaries by keeping your doors and windows locked when you go out. Another big issue with tenants is that they usually forget to put the sun-umbrellas down when they're not in use. High winds which can arise any time can break the expensive umbrellas and this will have to be deducted from your deposit. Avoid this by folding your umbrellas. Something else that causes grief to owners is the use of sticky, viscous sun-screens, fake-tans and oils by tourists. These are almost impossible to remove from towels, linen, furnishings and rugs.
Tidy up: The villa does have staff to clean up after you, but making sure that you don't leave a mess behind you gives the right impression. Ensure that you read the villa hand-book thoroughly so that you don't have to call house-keeping constantly, as villa owners usually have to pay for each house-keeper visit.
